Inspection Process & Guidelines
Thank you for choosing us for your home inspection. This guide outlines what to expect before, during, and after your appointment.
Before the Inspection
Agreements & Payment

Inspection Agreement: Please sign the inspection agreement by noon the day before your scheduled inspection.

Payment: Payment is preferred in advance. However, if you would like to pay via cash or check at the time of service, please reply to your confirmation email to notify us.
Preparing the Property To ensure a thorough inspection, please coordinate with your Realtor regarding the following:

Utilities: Verify that water, power, and gas are turned on. Please ensure all shut-off valves and breakers are in the “on” position; for insurance reasons, the inspector cannot activate utilities or appliances.

Accessibility: Ensure clear access to the attic, crawl space, electrical panels, and major appliances (HVAC and water heaters). Personal belongings and debris should be removed from these areas.

Limitations: The inspector does not move personal items. Any area obstructed by belongings will be inspected only as well as visible portions allow.

Recommended Contract Language You may wish to include the following addendum in your purchase contract to ensure the property is ready:
A. In addition to Seller’s obligation to have all utilities and services operational, Seller will ensure that crawl space, garage, and attic areas are accessible and free of debris or personal articles.
B. If items cannot be inspected due to inactive utilities or lack of access, Seller agrees to ensure operational status for follow-up inspections and shall reimburse the Buyer for any additional re-inspection fees incurred.

During the Inspection

Attendance: You are encouraged to attend the inspection for a recap of the findings.

Timing: Inspections typically last between 2 – 4 hours depending on the age, size, and condition of the home.

Focus: To ensure no detail is missed, the inspector follows a specific routine. We kindly ask that you save any questions for the beginning or the end of the process to allow for full concentration.

After the Inspection

Reporting: You will receive the inspection report via email on the evening of the inspection. This email will also include a link to your invoice.

Report Details: Reports are comprehensive, typically spanning 50 – 90 pages with over 50 photos and diagrams. It is common to find 30 or more defects; this level of detail is provided to ensure you are fully informed about your investment.

Tools: Our reporting software includes built-in tools to help you easily communicate specific concerns to your Realtor.
