Home Inspection Services

Buyer’s Inspection

Think of a buyer’s home inspection as the ultimate “first date vs. marriage” reality check for your future house. While the staging and fresh paint might have swept you off your feet, our job is to look past the pretty surface and dive into the “bones” and “brains” of the building to see what’s really going on behind the drywall. We’re on a mission to evaluate the heavy hitters—checking that the roof is watertight, the electrical panel isn’t a fire hazard, the foundation is rock-solid, and the plumbing isn’t hiding any expensive, soggy secrets. This isn’t just a formal “to-do” item; it is your most powerful tool for negotiation and peace of mind. By uncovering potential “money pits” or safety hazards before you sign the closing papers, you gain the clarity needed to buy with absolute confidence, ensuring your dream home doesn’t turn into a maintenance nightmare the moment you get the keys.

MOLD TESTING

Mold doesn’t just damage your walls; it can weigh heavily on your peace of mind. A professional mold assessment is a high-tech investigation that goes far beyond a simple “smell test.” By utilizing infrared thermal imaging to find hidden moisture behind drywall, performing air-spore sampling to compare indoor concentrations with the outdoor environment, and sending lab-verified swabs to an accredited laboratory for precise species identification, we provide the data you need to protect your family’s health. Investing in a professional test means trading uncertainty for a clear, actionable report, ensuring your home remains a safe, dry, and healthy sanctuary.

Professional testing isn’t just about finding the “green fuzzy stuff”; it’s about uncovering the invisible spores and moisture “hot spots” that fuel growth. Whether you are dealing with a recent leak or a mysterious musty odor, a data-driven assessment identifies the exact types of mold present and the root cause of the moisture. This scientific approach ensures that if remediation is needed, it is targeted and effective, saving you from unnecessary stress and costly, trial-and-error repairs.

How long has the moisture or musty smell been an issue, and are there any specific areas of the home that are causing you the most concern?

COMMERCIAL INSPECTIONS

  • Construction progress assessments review the quality and progress of commercial construction work. We can help verify the material adequacy materials and on-site workmanship quality.
  • Pre-listing inspections help investors and agents gauge possible repair costs through a site characteristic and building quality inspection.
  • Pre-lease and post-lease inspections furnish landlords and tenants with an accurate understanding of a commercial building’s condition before any paperwork is officially signed.

SELLER’S PRE-LISTING INSPECTION

Some homeowners want to make repairs to their house before they put it on the market and will make repairs using their inspection report as a baseline reference.  Please understand that most buyers will still want to perform their own inspection even if the seller has already had an inspection done.

SEPTIC DYE TESTING

Septic Dye Testing is a non-invasive procedure that is used to determine the condition of the components of a home’s waste system. A septic dye test can expose obvious leaks and inadequacies in the system and indicate the need for repairs or alterations. It involves the introduction of a fluorescent dye into the septic system, which is “traced” to ascertain that the septic system can handle the volume of waste that is currently being put through it. This test is performed by the home inspector.

HOMEOWNER MAINTENANCE INSPECTION

A homeowner may want a list of repairs to work off of.  Sometimes, it’s difficult to objectively evaluate your own house.  An objective inspection report can help the homeowner prioritize home repairs.

BUILDER’S ONE-YEAR WARRANTY INSPECTION

Most new home builders include a one-year warranty with the purchase of their houses.  A homeowner may want to have a professional inspection done on their home before the builder’s warranty expires.  The homeowner can then pass the report on to their builder’s warranty department for adjustments, repairs or replacements of home components.
